LIHLD was born from the Zimbabwe Tenants And Lodgers Association Trust an organisation which lobby against unfair practices which can be perpetrated against lodgers and tenant when they are in a contract with a landholder. It is the same organisation which successfully lobbied for the enactment of the statutory instrument (S.1) 32 of 2007, a piece of rent regulation which was gazetted in 2007 which had last been amended in the 1980s. Thanks for the ZTLA after discovering that the only lasting solution on rent issues between lodgers and landlords was the provision of housing through its own projects, the ZTLA then made it a policy to the bear the burden of members for access low income housing and land developers in order to make sure that its members are well catered for at no deprivation.
The LIHLD, has administration offices which also work as sales offices where administration and sales at Head office: 25 George Silundika Ave, Cnr first Street, between Herald House and Econet Buildings, First Street.
EASTIVIEW;-The project is surrendered to council; it has 2000 plus residential stands measuring 400m2 up to 2000m2. .Servicing in progress, beneficiaries are now in council records, large numbers has now council leases.
EASTDALE PHASE 14:- This is a phase which has 2500 residential stands with stand sizes ranging from 400m2 and 2000m2. Land services are processed, individuals are surrendered to council. Most now have lease agreements from Harare City Council.
KINGSDALE PARK: – We are now awaiting the development permit which now requires some few technicalities before the permits are signed in order that we commence land servicing. This is a private land which LIHLD working with its sister company Twinlife Properties purchased at willing buyer willing seller terms. The project has 200 residential stands measuring 300m to 400m.
Please note: LIHLD has constructed about 2000 houses which range from core houses using plan 13 (Harare City Council), and other simple plans which are affordable. Some houses which are complete include 6 to 7 rooms have also been built.

1) Proper technical advice to clients regarding the land service and technical needs from time to time, it has however come to our attention that some land developers mislead property owners to get business, but it will always backfire.
2) Resolving of land disputes amicably, working with all parties involved in order to achieve results, it pays working with a knowledgeable and up dated concerned publics and practitioners including own satisfied staff.
3) Pre- planning feasibility studies of the projects in order to advice and take correct development stages in order to prevent misfiring.
4) Production of pre- project commencement assumption budget which will act as guidelines as basics and direction when bargaining.
5) EMA (Environmental Management Assessment)
6) Engineering drawings for roads, water, sewage and electricity,
Please note:- It is our mandate as a professional and knowledgeable consultant to take all necessary development procedures in accordance to the laid down rules and regulations guiding development. This always bears fruit in terms of preventing losses and risks associated. Completion of projects is always delayed by bad decisions which are commissioned by project owners while trying to run away from costs. However, it is our duty to advice wherever possible technicalities involved, bringing in case studies in order to make property owners acquainted with development needs.
How does clients pay for acquisition of stands?
clients with full amounts may engage their lawyers who will contact transfers, the fomula is the total amount a client deposit it into the lawyers account, including vat, Zimra, council fees, surveyors fees etc, this will enable deeds to be processed.\
When clients do not have enough funds, they are encouraged to pay in instalments, as little as from fifty dollars monthly, it’s agreed as to when and how one is allowed to start accupation.
